Councilman Reneau was out of Town working. Mayor Juanice Padgett presided over the meeting and Council Member Davis opened the meeting with prayer followed by the flag salute.
Public Hearing:
Ordinance 2015-02 – Rezoning Block 11, Lots 1, 2, 3, 4, 7, 8, 9, 10, 11, and 12, and part of Lots 5 and 6 AND Block 14, and part of Lots 1, 2, 3, 4, 5, and 6 (R.E. No. 36-2S-21-0051-0011-0010), from General Industrial (IG), Agricultural (AGR), and Low Density Residential (LDR) to Medium Density Residential (MDR) –Mayor Padgett asked Attorney Bense to read the title of the Ordinance aloud. After the title was read, Mayor Padgett stated most of the property is zoned as Low Density Residential. Mr. and Mrs. Chandler were present to ask property owner, Brian Rauch questions they had regarding his intended plans for the property. Mayor Padgett added where the current house is located, the property is zoned Industrial. Mr. Rauch brought drawings of what two houses would look like that he is planning to build. Mr. Rauch stated that under the current zoning he can only build four homes with septic tanks. Mr. and Mrs. Chandler as well as Councilman Rhynehardt voiced concerns for the drainage in that area. Mayor Padgett responded saying the maintenance workers have been over in that area in recent weeks correcting some problems. Councilman Foster asked Mr. Rauch how many homes he was planning to build on the property. Mr. Rauch stated his goal is to build six homes plus the existing home on the property he is currently remodeling. Five homes would come off of Washington Street and one would come off of Monroe Avenue. If the zoning is not approved, he will have four homes with septic tanks coming off of Washington Street. Questions then arose about the undeveloped road that is platted through the property. Both Mr. and Mrs. Chandler and Councilman Rhynehardt voiced interest in joining Mr. Rauch in closing a larger portion of Monroe if it is possible. Mr. Rauch is consulting with an engineer on the design of sewer connections.
